These terms apply to your use of anandam.farm (the “Website”) and to the information we share about Anandam Valley in our advertisements and communications. The Website is operated by Anandam Managed Farmlands (“Anandam”, “we”, “us”). By using the Website, you agree to these terms.

1. Information only, not an offer

The Website and our advertisements are for general information about Anandam Valley. Nothing on them is an offer, invitation to offer, or contract for the sale of any plot. Any sale is governed only by the agreement for sale and other documents signed between you and Anandam.

2. Expressions of Interest

Submitting an Expression of Interest (EOI) or site-visit request records your interest and lets our team contact you. It does not reserve, book or allot a plot, does not guarantee availability or price, and creates no obligation on you or on us.

3. Project details are subject to change

All project details, specifications, plot sizes, plantation, amenities, layouts, imagery and timelines are subject to applicable approvals and final project plans, and may change. Amenities described as proposed or planned are not yet built. Prices shown are indicative starting prices; final pricing, inclusions, taxes, registration and other applicable charges are confirmed in writing.

4. Images and maps

Images marked as artist’s impressions are for illustration only and do not represent the actual project. Maps are schematic and not to scale. Stated drive times are approximate, are measured from Kanakapura Road, south Bangalore, and vary with route, traffic and weather.

5. No investment advice or guaranteed returns

Anandam Valley is offered as farm-land ownership with a managed farm environment. We do not promise or guarantee any appreciation in value, rental, resale, agricultural income or other financial return. Nothing on the Website is investment, legal or tax advice. Please carry out your own due diligence, including review of title and legal documents, and take independent professional advice before making any decision.

6. Land ownership and legal requirements

The purchase and use of agricultural land in Karnataka is subject to applicable laws, including the Karnataka Land Reforms Act, 1961 and land-use rules. Buyers are responsible for satisfying any eligibility requirements that apply to them. Our team will share the relevant documents for your review on request.

7. Use of the Website

You agree not to misuse the Website, submit false information or another person’s details, attempt to gain unauthorised access, or use automated tools to collect data from it.

8. Intellectual property

The Anandam Valley name, logo, text, design and images on the Website belong to Anandam or its licensors and may not be copied or used without written permission.

9. Third-party links and services

The Website links to third-party services such as WhatsApp, Google and Meta. We are not responsible for their content or privacy practices.

10. Limitation of liability

We take care to keep the Website accurate, but we do not guarantee that it is complete, current or error-free. To the extent permitted by law, Anandam is not liable for any loss arising from reliance on the Website or our advertisements.

11. Governing law

These terms are governed by the laws of India. Courts in Bangalore, Karnataka have exclusive jurisdiction.
